What Are DVC Points and Why Do People Rent Them?

Disney Vacation Club (DVC) is Disney's timeshare program. Members own "points" that they use to book stays at deluxe Disney resorts. But here's the thing: members don't always use all their points each year. When that happens, they can rent those unused points to non-members like you.

That's where the savings come in. A standard room at Disney's Polynesian Village might run you $700 or more per night through Disney. Through a DVC point rental, you could stay in the same room (or better, a studio villa with a kitchenette) for roughly $400 per night. We're talking 40 to 60 percent off the rack rate.

How the Rental Process Actually Works

The process is simpler than most people expect. Here's the step by step breakdown:

  1. You choose your resort and dates. Pick where you want to stay and when. Point costs vary by resort, room size, and time of year.
  2. A point cost is calculated. Every DVC resort has a published point chart. A studio at Animal Kingdom Lodge in September might cost 10 points per night, while a one bedroom at the Grand Floridian over Christmas could run 30+ points per night.
  3. You pay the rental rate per point. Typical rental rates fall between $18 and $22 per point. So that Animal Kingdom studio at 10 points per night would cost you about $180 to $220 per night through a rental. Compare that to the $500+ Disney charges directly.
  4. The DVC member books the reservation in your name. The reservation shows up in the Disney system under your name. You check in just like any other guest.
  5. You enjoy your stay. Same rooms. Same amenities. Same magic. Just a much smaller bill.

Understanding Point Charts and Costs

DVC uses a point chart system where costs fluctuate based on three factors: the resort, the room type, and the season.

A quick example using real 2026 numbers:

  • Old Key West, Studio, Adventure Season (value dates): 8 points per night = roughly $160 per night at $20/point
  • Beach Club, Studio, Dream Season (peak): 18 points per night = roughly $360 per night at $20/point
  • Riviera, One Bedroom, Dream Season: 28 points per night = roughly $560 per night at $20/point

Even at the priciest resort during peak season, you're still saving hundreds compared to booking that same one bedroom villa through Disney directly (which could easily run $900+ per night).

Booking Windows: The 7 Month and 11 Month Rules

This is probably the most important thing to understand about DVC rentals. There are two booking windows:

11 months out: DVC members can book their "home resort" starting 11 months before check in. If you're renting from a member whose home resort is the Polynesian, they can grab Polynesian availability 11 months in advance.

7 months out: At the 7 month mark, all resorts open up to all members regardless of home resort. This is the window most rentals operate in.

What does this mean for you? If you want a specific resort during a popular time (say, the Grand Floridian over spring break), you'll want to work with a member who owns there so they can book at the 11 month window. For less competitive dates or if you're flexible on resort, the 7 month window works perfectly fine.

What's Included (and What's Not)

When you rent DVC points and stay at a DVC resort, you get:

  • The room itself (studios have kitchenettes; one and two bedrooms have full kitchens)
  • Access to all resort amenities (pools, fitness centers, etc.)
  • Disney's complimentary transportation (buses, monorail, boats, Skyliner)
  • The ability to make dining reservations and buy park tickets separately

What's NOT included: park tickets, dining, parking fees (if you drive), and any resort specific add ons. You buy those separately through Disney, same as any other guest would.

Minimum Rental Amounts

Most rental services (including us) have minimum rental amounts. This typically works out to a minimum of around 50 to 75 points per reservation. The reason is straightforward: the paperwork and coordination involved in setting up a rental is similar whether it's a 2 night stay or a 10 night stay. A reasonable minimum keeps things workable for everyone involved.

For most trips, this isn't an issue. A 4 or 5 night stay at most resorts will meet the minimum easily.

Is It Safe? What Protections Exist?

This is the question everyone asks, and it's a fair one. You're paying money before your trip for a reservation made in someone else's account. Here's what legitimate rental services provide:

  • Written rental agreements spelling out exactly what you're getting, cancellation terms, and refund policies
  • Escrow services that hold your funds until the reservation is confirmed
  • Travel insurance options to protect against unexpected cancellations
  • Confirmation numbers you can verify directly with Disney
